We get asked a lot of the same questions a lot. Here are some of the most popular ones.

Can I get a rent receipt?

If you come to the office and pay cash every month then you will be issued a receipt each time. If you pay via cheque then you can request a receipt for tax purposes at the beginning of each year. Please give us a few days to process your request.

When is rent due? 

Rent is due on the first day of the month.  If you haven't paid within a few days, you may receive a Notice of non payment of rent (N4).  The notice will give you 14 days to pay the rent, or vacate the apartment.  If you pay the rent within the 14 day, the notice become void.  If you don't the landlord can, on the 15th day apply to the Landlord and Tenant Board for an order to evict you.  The order will require you to pay the rent owing, and the fees that the landlord paid to file the application.

Who do I make cheques out to? 

Every property is different. Click on the link for your building on the Properties page to find out who to make cheques payable to. 

How much notice to vacate is required? 

You are required to provide 60 days notice to end your tenancy and it must end on the last day of the month.  If you have a year lease then you must wait until 60 days prior to the expiry of your lease before giving notice. You do have the right to sublet or assign your lease to another party. In this case you would have to find another acceptable tenant to replace you. This is a simplified answer to this question and there may be some exceptions. Therefore, please contact the office to discuss the options.

Can I pay rent by email and how do I go about it?

If you go to your internet banking, there should be instructions on how to send an e-transfer. Send it to our Accounts Manager, Dana Wiseman at dwiseman@magma.ca. You should contact her first to find out what to use as a security question.
